[1]<\/li>\n<li>Les personnes physiques ou entit\u00e9s juridiques de la m\u00eame nationalit\u00e9 \u00e9trang\u00e8re ne peuvent pas d\u00e9tenir plus de 30% de la pr\u00e9c\u00e9dente limitation de 15%. La d\u00e9finition de \u00ab\u00a0entit\u00e9 juridique \u00e9trang\u00e8re\u00a0\u00bb inclut les entit\u00e9s dont plus de 25% de leur capital est d\u00e9tenu par d&rsquo;autres entit\u00e9s juridiques \u00e9trang\u00e8res. Un r\u00e9cent d\u00e9cret ex\u00e9cutif de l&rsquo;administration Macri a modifi\u00e9 cela pour inclure les personnes \u00e9trang\u00e8res d\u00e9tenant directement ou indirectement la majorit\u00e9 des voix.<\/li>\n<li>Les terres rurales appartenant au m\u00eame investisseur \u00e9tranger ne peuvent pas d\u00e9passer 1 000 hectares (2 471,05 acres) dans les soi-disant zones centrales. Ces zones centrales repr\u00e9sentent les terres agricoles les plus fertiles situ\u00e9es dans la pampa humide (provinces de Buenos Aires, Santa Fe et C\u00f3rdoba). Cet imp\u00f4t est de 1% de la valeur du patrimoine exc\u00e9dant AR$ 200 000 (environ 11 500 USD). Cet imp\u00f4t minimum pr\u00e9sum\u00e9 sur le revenu peut \u00eatre compens\u00e9 avec tout imp\u00f4t sur le revenu \u00e0 payer au cours des 10 prochaines ann\u00e9es. Contrairement \u00e0 la propri\u00e9t\u00e9 r\u00e9sidentielle, les terres agricoles ne sont pas assujetties \u00e0 l&rsquo;imp\u00f4t sur le patrimoine.<\/p>\n<p>Lors de la vente, la transaction sera soumise au droit de timbre (1% \u00e0 4% du prix de vente) et \u00e0 l&rsquo;imp\u00f4t f\u00e9d\u00e9ral sur le revenu.<\/p>\n<p>Pour les <strong>personnes physiques<\/strong>, cet imp\u00f4t f\u00e9d\u00e9ral sur le revenu est pr\u00e9lev\u00e9 sous forme de taxe de transfert de propri\u00e9t\u00e9 \u00e0 un taux fixe de 1,5% du prix de vente, si le vendeur n\u2019exerce pas une activit\u00e9 habituelle d&rsquo;achat et de vente de biens immobiliers. Sinon, la transaction est tax\u00e9e \u00e0 un taux allant de 9% \u00e0 35% [3].<\/p>\n<p>Pour les <strong>entit\u00e9s juridiques<\/strong>, l&rsquo;imp\u00f4t sur le revenu est pr\u00e9lev\u00e9 \u00e0 un taux de 35% sur la plus-value. Si le vendeur est une <strong>soci\u00e9t\u00e9 ou une personne non-r\u00e9sidente<\/strong> dans le cadre de l&rsquo;achat et la vente de biens immobiliers, le taux d&rsquo;imposition sur le revenu applicable est de 17,5% sur le prix de vente (et non sur la plus-value).
